Construction will begin soon on a new spec building in Crossville’s Interchange Business Park.
The construction bid awarded this week by Crossville City Council. Crossville-Cumberland County Chamber of Commerce CEO Ethan Hadley said industrial space is scarce in Tennessee, and building a new spec building will give Crossville a leg up on attracting new industry.
“We are set to pop,” Hadley said.” We’re on the cusp and we’re seeing it happen. We have greater retail, commercial, and we expect more industrial interest here now and going forward.”
Hadley said even though ground has not yet been broken, interest already exists in the building as several companies have called with questions.
Hadley said most companies today prefer to move into an existing space.
“If you have existing space, even if that ebbs and flows and changes a little bit, always the predominant request is, do you have a building?” Hadley said. “Do you have something we can use immediately? And so this will be huge for us to have that in our portfolio.”
Hadley said few companies have the time and flexibility to build a new building themselves. Hadley said the new spec building will essentially be a shell of a building.
“We want it to be maximally configurable to the needs of industry,” Hadley said. “And each project has different floor thicknesses, of course, ceiling heights, needs for space. We want to leave them the option to configure the building to their specific needs.”
